How Do I Maintain My Commercial HVAC System During The Summer?

6/12/2023 (Permalink)

Summer in Nashville is hot! The average temperatures for the summer season are 89 degrees, but there are times when the thermometer reaches 100 degrees. There isn't a worse time for the HVAC system at your commercial location to malfunction!

As any wise business owner knows, the comfort of your customers is of the utmost importance, and when your building is too hot or too cold, your clients might decide to go elsewhere.

Let’s talk about how to maintain your commercial HVAC system during the sizzling summer months here in Middle Tennessee.

What Are Some Top HVAC Maintenance Tips I Can Use?

To keep your commercial HVAC system running smoothly year-round, follow these four tips from Energy.gov:

  1. The most critical maintenance task that will ensure the efficiency of your air conditioner is to replace or clean its filters routinely. Clogged, dirty filters reduce the amount of airflow and significantly reduce a system's efficiency. In addition, when airflow is obstructed, air can bypass the filter, deposit dirt directly into the evaporator coil, and impair the coil's heat-absorbing capacity. Replacing a dirty, clogged filter with a clean one can lower your air conditioner's energy consumption.
  2. A clean filter prevents your HVAC evaporator coil from soiling quickly. In time, however, the evaporator coil will still collect dirt. This dirt reduces airflow and insulates the coil, reducing its ability to absorb heat. To avoid this problem, check your evaporator coil every year and clean it as necessary.
  3. Minimize dirt and debris near the condenser unit. Your dryer vents, falling leaves, and lawn mower are all potential sources of dirt and debris. Cleaning the area around the coil, removing debris, and trimming foliage back at least 2 feet (0.6 meters) allow for adequate airflow around the condenser.
  4. When your air conditioner needs more than regular maintenance, such as when it does not reduce the indoor temperature to a comfortable level, hire a professional service technician. A well-trained technician will find and fix problems in your air conditioning system.
